Purchasing a home is an exciting experience. There are many aspects to consider from financing, to neighborhoods, to school systems, and so on. Each buyer is looking for something a little different. It may be the kitchen, bedrooms, bathrooms, the yard, or the property's investment potential that excites others. In any case a substantial investment is being made by the buyer. It is our firm belief that this investment decision should have qualified information supporting your decision.
What is the actual condition of the property? Will the systems (electrical, heating, air conditioning, plumbing, roofing, etc.) function as they should? What type of roof is being purchased? Will it last for several more years? Are there items I will need to maintain yearly? - These are simply a few of the questions buyers ask. And the truth is, most sellers cannot fully answer these. They may have no idea about some of the systems. This is where the buyer (and seller) use qualified home inspectors. These professionals visually inspect the property in order to provide information regarding the condition of the home as inspected at the time of the home inspection (NACHI Standards of Practice).
